Choosing a property.

Explore our availability to find a home that meets your needs, preferences and budget, focusing on the ideal location, size and amenities.

Making a reservation.

Pay a reservation fee to secure your chosen property, temporarily remove it from the market and initiate the purchasing process.

Instructing a solicitor.

Select and appoint a qualified solicitor to handle the legal aspects of the purchase, including contract reviews, searches and liaising with the seller’s solicitor.

Mortgage application.

Apply to a mortgage lender, providing the necessary financial documentation to obtain approval for a loan to finance the purchase of your new property.

Arranging searches.

Coordinate with your solicitor to order essential property searches – such as local authority, environmental and title searches – to uncover potential issues before purchasing.

Exchanging contracts.

Once all legal checks are completed and the mortgage offer is in place, you will sign and exchange the contract with the seller. You will also pay the deposit at this point, making the agreement legally binding and setting a completion date.

New home demo contracts.

When purchasing your newly built home, we will arrange for a demonstration of the property with the builder. This walkthrough allows you to:

  • Familiarise yourself with the features and functionalities of your new home.
  • Ensure that everything is finished to the agreed-upon standards and specifications.
  • Identify any issues or defects that need addressing before completion.

This step is crucial to ensure you are satisfied with the property and all aspects are as expected.

Moving in.

On the agreed completion date, the remaining purchase price balance is transferred to the seller, and ownership of the property will be officially transferred to you. You will receive the keys and can move into your new home!

Our Aftercare.

After moving into your new home, take advantage of our specialist aftercare services. These services include:

  • Addressing any snagging issues or defects that you identify after moving in.
  • Providing support and guidance on the maintenance and upkeep of your property.
